Lala Jagannath (Om Prakash) and Seth Karam Chand (Harindranath Chattopadhyay) are both bidding for the front plot in an auction. Lala Jagannath eventually manages to get the front plot, leaving Seth Karam Chand with the back plot, but this creates an enemity between the two men.
Worried that Lala Jagannath's house will block his, Seth Karam Chand hires an architect, Rakesh (Dev Anand) to build such a house that Lala Jagannath's house will pale in comparison to his. However, one fact that he overlooks is that Rakesh is actually Lala Jagannath's son. Meanwhile, Rakesh falls in love with Sulekha (Nutan), Seth Karam Chand's daughter, and they both want to marry. The only problem is that their parents are at loggerheads.
To add to Rakesh's woes, his father also tells him to design a house that will make Seth Karam Chand's house look like a "stable of donkeys". On top of all that, both his father and Seth Karam Chand insist on the same design, and with no choice left, Rakesh makes both houses exactly the same.
However, before the houses can be built, Rakesh's truth comes out into the open. After some convincing, he finally manages to woo Sulekha back, but now both Seth Karam Chand and Lala Jagannath have lost respect for him.
Rakesh eventually manages to convince them to be friends, and the film ends with a happy ending, where Rakesh and Sulekha get married, and the two families live next to each other, their houses exactly the same.
